
Art Leather High School, Warehouse Conversion, Elmhurst, NY

For this ACEC Award Winning Project, Maitra provided MEP Services for this 200,000 SF, $85,000,000 conversion of a former manufacturing warehouse into 3 public high schools for the New York City School Construction Authority. This Project required interior gut renovation, while the exterior was preserved due to its historic significance. Construction documents were completed in five months to support a fast track schedule. Electrical services included incoming Con Ed services, lighting, power distribution, fire alarm, IT (including data, telephone, security intrusion alarm, public address, AV), 300KW emergency generator, and grounding. The HVAC system featured dedicated outdoor air systems to achieve high quality ventilation and energy savings and energy recovery type 60—80 ton roof-top packaged units. The heating plant system was based on three 1.5M BTU modular hot water boilers.
A building automation system with DDC controls was provided for all HVAC systems. Fire protection system included sprinklers and fire alarm and smoke exhaust systems. A complete plumbing system including sanitary, storm, lab waste, and new water services for bathrooms was provided.
Macaulay Honors College, Rooftop HVAC Replacement
As Prime Consultant under CUNY Contract #04209CUCF0108, Maitra provided mechanical, plumbing, fire protection, and electrical (power, lighting, fire alarm, low voltage system) engineering, design, and construction support services for replacement of 8 obsolete rooftop HVAC units with two energy efficient HVAC units (480k BTU/hr.) and associated VAV boxes, ductwork, DDC controls, structural platforms, piping electrical along with a condensing boiler (800k BTU/hr.) boiler pumps. The equipment was designed to meet strict New York City noise criteria due to the close proximity to adjacent buildings. In addition, the scope of work included replacement of the entire roof for this 5-story building located at 35 West 67th Street in Manhattan. Maitra also managed subconsultants for architecture, acoustics, environmental, and code compliance.

CUNY, Brooklyn College, Whitman Hall Basement Project (Black Box Theater, Auditorium and Spaces in Basement, Mechanical Room)

Maitra provided mechanical, plumbing, fire protection, electrical, low voltage engineering, lighting, power distribution, fire alarm system, IT (including data, telephone, security intrusion alarm, public address, AV), and construction support services for renovations of Black Box Theater and spaces in basement and the Auditorium spaces for approximately 30,000 SF of space. In addition, the mechanical rooms and entire ventilation system was modified utilizing available chilled water from the central chiller plant. The scope of work addressed modifications to HVAC ducts, lighting, power distribution, fire alarm system, fire protection, sprinklers, and plumbing.
